Signature Global, a company with a strong presence in Gurugram, is poised for growth with its robust project pipeline and strategic shift towards the mid/mid-premium segment. The company is expected to see a 35% CAGR growth in pre-sales over the next few years, leading to a cumulative collection of ₹28,500 crore. This growth is projected to be driven by the execution of around 51msf of projects, with more projects set to be launched in the near future.

The company’s focus on the mid/mid-premium segment is expected to drive a strong cumulative Operating Cash Flow (OCF) of ₹9,500 crore, enabling the company to become net cash positive and reinvest in land for future growth. Currently, Signature is executing around 51msf of projects, with a significant portion of the future growth potential yet to be accounted for in its valuation.

Based on the Net Present Value (NPV) method, Signature’s existing project pipeline is valued at ₹15,000 crore, indicating a significant upside potential for investors. The company’s current valuation implies a 34% going concern premium, further underlining the untapped growth opportunities.

Despite potential risks like a slowdown in residential absorption and delays in project monetization, Signature Global remains a strong buy with a target price of ₹2,000. Investors can expect significant returns from investing in this promising real estate company.
