Property Share, the only publicly listed SM REIT (Small and Mid-sized Real Estate Investment Trust) investment manager in India, has achieved ₹1,070 crore in assets under management across its three listed schemes, while distributing over ₹68 crore to unitholders, the company based in Bengaluru announced.
This milestone was reached 18 months after the firm obtained India’s first SM REIT license from the Securities and Exchange Board of India (SEBI) in August 2024, and it precedes the planned launch of its fourth SM REIT scheme.
Since listing its inaugural scheme, PropShare Platina, on the Bombay Stock Exchange in December 2024 with a capital of ₹353 crore, Property Share has tripled its REIT assets under management (AUM) and now manages approximately one million square feet of Grade A+ commercial office properties across Bengaluru, Mumbai, and Ahmedabad.
PropShare Platina covers 0.28 million square feet in Bengaluru’s Outer Ring Road and has provided ₹40.6 crore to investors, reflecting a pre-tax yield of about 8.8 percent. The second scheme, PropShare Titania, manages 0.45 million square feet in Thane, Mumbai, and has returned ₹28 crore at a yield of around 9 percent. The third scheme, PropShare Celestia, was listed in April 2026 and encompasses 0.21 million square feet in Ahmedabad, with its first distribution anticipated in June 2026 at a pre-tax yield of approximately 8.4 percent.
The SM REIT framework, instituted by SEBI in March 2024, enables retail investors to access institutional-grade commercial real estate via exchange-listed instruments with lower entry barriers and the promise of regular income distributions.
Kunal Moktan, co-founder of Property Share, stated that the company pioneered the fractional ownership model in India in 2015, which laid the foundation for the SEBI-regulated SM REIT structure.
Property Share also noted the significant potential of the market, indicating that around 40 percent of Grade A office stock in India’s top seven cities—valued at approximately $50 billion—is deemed eligible for the SM REIT framework.
