Brigade Group’s ₹2,700 Crore Bengaluru Residential Project Acquisition

Brigade Group, a prominent real estate developer based in Bengaluru, has recently made headlines with its acquisition of a substantial land parcel on the Whitefield-Hoskote road. The company has signed a definitive agreement for the 20-acre land, which is expected to be the site of a residential project with an estimated gross development value of ₹2,700 crore.

The land acquisition, carried out through Brigade’s subsidiary, Ananthay Properties Private Ltd., has cost the company approximately ₹630 crore. The upcoming residential project is projected to offer a total saleable area of around 2.5 million sq feet.

Pavitra Shankar, the Managing Director of Brigade Enterprises Ltd., emphasized the company’s commitment to acquiring prime land in strategic markets to enhance its land holdings. He stated that the new project aligns with Brigade’s long-term residential expansion strategy and highlighted the company’s dedication to developing high-quality, sustainable properties that cater to the evolving needs of residents.

In addition to the Whitefield-Hoskote road project, Brigade Group has a robust pipeline of upcoming residential developments totaling approximately 12.61 million sq feet across Bengaluru, Chennai, and Hyderabad. The company, founded in 1986, has established a strong presence in various cities, including Bengaluru, Chennai, Hyderabad, Mysuru, and others, with a diverse portfolio encompassing residential, office, retail, and hotel projects.

Despite economic challenges, Brigade Enterprises Ltd. reported a 2% year-on-year increase in consolidated profit after tax (PAT) for the second quarter of the fiscal year 2025, reaching ₹115 crore. However, the company’s revenue decreased by 19% to ₹1,138.1 crore in Q2FY25, down from ₹1,407.9 crore in the same period the previous year.

Brigade Group’s stock closed at ₹1,293.30, reflecting a 1.28% increase on the BSE.
