Investment Platform Launched Focused on Real Estate Debt

The Poddar Keventer Capital Advisors, backed by the Saroj Poddar Group and Keventer Group, has initiated its first category II Alternative Investment Fund (AIF), targeting secured real estate debt opportunities in India. With an initial corpus goal of ₹400 crore, the fund aims to leverage the burgeoning demand for real estate investments across Delhi-NCR and West Bengal.

AIF Details and Structure

This category II AIF marks a significant development, being the first of its kind launched by a real estate developer in West Bengal. The fund is designed to be expandable up to ₹600 crore through an additional ₹200 crore greenshoe option. Such flexibility can attract a wider range of investors looking to capitalize on real estate opportunities.

The Poddar Keventer Real Estate Fund – Scheme I intends to focus on three market segments: ultra-luxury, premium, and mid-market real estate projects. It aligns itself with a target gross Internal Rate of Return (IRR) of 18-22% before expenses. Notably, the sponsors have committed 20% of the target corpus, i.e., ₹80 crore, indicating their confidence in the fund’s potential.

Mayank Jalan, the Chairman & Managing Director of Keventer Group, expressed optimism about the significant growth potential in both the Delhi-NCR and West Bengal markets. He signaled that the evolution of regulatory frameworks by SEBI has played a vital role in fortifying this asset class. The partnership between Saroj Poddar Group and Keventer Group aims for disciplined governance that aligns well with investor interests.

The fund intends to provide structured financing focusing on the fundamental aspects of underlying projects, including promoter capability and cash flows. This disciplined approach will be supported by rigorous due diligence processes and secure debt structures to ensure capital safety.
